Are you tired of offering $10,000 due diligence, $20,000 over asking on an already over-priced home? You are not alone! With large numbers of people moving to the Charlotte metro area and low inventory, this market is definitely not for the feint of heart. After losing your fourth offer  to a  last-minute cash buyer, don’t give up. There is still hope!



Wants vs Needs

Make a list of the most important aspects of a home. Do you have large family? Do you need a downstairs bedroom for an elderly parent? Do you need to be close to family or work? Whatever they are, these are things you cannot compromise on.

Wants is different. Would you like a split floor plan? Granite counter tops? Double vanity in the master en suite? Flooring? Do you want a fenced in yard on at least half an acre? These can be compromised.

Think outside the box

Consider looking in a different area. Look for a house that has been on the market for at least a week. Does it meet your needs but could satisfy some or most of your wants? Could you live in the house at least a year? Is it’s price supported by recent comps? If so, jump on it! Someone else is in the same boat you are and may be doing the same thing. If that’s the case, you may lose out again.
