MINT HILL, NC – Sometimes, home listings will state that the home is being sold As-Is. This can be a good thing, as it can mean a lower price, but it can also be a bad thing. You don’t want to get stuck with someone else’s problem property.

There’s often more to the story than just some minor issues when a home is listed As-Is. Of course, you might run into a gem that is perfect for you. Let’s look at some of the things to pay close attention to if you’re considering buying a home As-Is.



Bad Foundation

It’s not uncommon for an As-Is property to have a cracked or faulty foundation. This happens quite a bit and a crack in the foundation could mean a significant structural issue.

Poorly Built Addition

You might run into an As-Is property that has an addition, but it was poorly built. Maybe the homeowner did the work themselves without permits and it cannot even be counted as square footage.

Roof Damage

While it’s not the biggest issue you might find with an As-Is property, a damaged roof can be costly. Replacing a room can cost quite a bit and this can be a deal-breaker on some properties.

Mold

Often caused by water damage or a leak, mold can be a big issue. It’s often hidden and hard to spot, but you want to be aware of any mildew smell or discoloration to the walls.

Septic System Issues

Another common thing you might find with As-Is properties is an issue with the septic system. This is a bit like a roof issue as it might not be a deal-breaker, but it can be costly to fix.

Anytime you’re shopping for an As-Is property, make sure you can have a professional do a thorough inspection. There are many issues you might run into that could be a deal-breaker. Make sure you can get an inspection done and if a property won’t allow for an inspection, walk away.
