MINT HILL, NC – Summer is coming to an end and the hot days of August are over. However, the Charlotte Real Estate market has shown very few signs of slowing down or cooling off. If you are in the market to buy a home, any offer you plan on making takes some serious discussion and strategy. Wonder if your offer will stand out amongst the sea of competing offers?

0-7 checks: Low buying power – unless you are the only offer, this is not looking good.

8-16 checks: Average buying power – offers in this category are 50% more likely to be accepted

17+ checks: High buying power – your offer is a diamond in the rough and likely to be accepted

Tier 1 – Every. Single. Offer.

  • Voice introduction from buyer agent to listing agent
  • Brief cover letter with offer summary
  • Pre-approval vs pre-qualification letter from lender
  • Proof of funds for down payment / cash offer
  • Non contingent of home
  • Shortest contract deadlines you can comply with
  • Schedule inspections ahead of time, make known to listing agent
  • Agree to order appraisal within 2 days of acceptance (Or waive appraisal with cash offers)

Tier 2 – Cash Investment

  • Over list price
  • Appraisal Waiver
  • Appraisal Gap Coverage
  • Escalation Clause to maximize seller’s net
  • Increased Due Diligence Fee
  • Increased Earnest Money
  • Offer to buy home ‘as is’ – no seller repairs

Tier 3 – Additional Cash Investment

  • Seller Possession After Closing for x amount of days/weeks
  • FREE Seller Possession After Closing for x amount of days/weeks
  • Buyer to pay Seller’s Revenue Stamps (contract price divided by $500)
  • Buyer to pay HOA transfer fee (seller expense)
  • Pay other seller closing costs
  • Pay Buyer Agent Commission

Tier 4 – Buyers with Homes to Sell

  • Bridge Loan or Special Financing
  • Work with Ribbon/Knock
